Livory acquires development land in Erkner near Berlin

The real estate developer Livory has acquired a development site with a vacant building in Erkner, Brandenburg. The seller is Covivio. The property is a former supermarket located at Bahnhofstraße 5. The purchase price has not been disclosed.

The approximately 6,000 m² site is centrally located directly next to Erkner railway station. Bahnhofstraße provides access to the property from the north, with a local retail center situated on the opposite side of the street. To the south, the site borders the federal waterway Flakenfließ. The waterfront location offers a high quality of stay and creates a quiet, green environment despite the urban setting.

With this acquisition, Livory is transforming a former commercial property into a site with prospects for urgently needed, affordable rental housing. A preliminary building permit (Bauvorbescheid) has already been granted for the site, and the building permit application was submitted at the end of 2025.

The planned development comprises a total gross floor area of approximately 12,000 m², 142 residential units, and additional commercial space along Bahnhofstraße. A restaurant space with outdoor seating is planned facing the Flakenfließ. The current plans also include stepped upper floors and rooftop terraces.

Erkner is located in the Oder-Spree district on the southeastern edge of Berlin and is characterized by excellent connections to the capital. Berlin Ostkreuz station can be reached by regional train in around 15 minutes. By car, there is also a fast and convenient connection via the Berlin Ring (A10 motorway) and the surrounding federal highways.
