Real estate developer Livory has received planning permission for a residential development in Erkner, Brandenburg. On the approximately 6,000 sqm site at Bahnhofstraße 5, the company plans to develop a new residential building with rental apartments, complemented by commercial and hospitality space.
The development will comprise approximately 12,000 sqm of gross floor area, 142 residential units and additional commercial space along Bahnhofstraße. A basement car park with more than 112 parking spaces is also planned. Towards the Flakenfließ waterway, a restaurant space with outdoor seating is envisaged. The current plans also include stepped floors and rooftop terraces.
Livory is currently in the final planning phase and preparing the relevant tendering procedures. Construction is scheduled to commence in the second quarter of 2027, with the demolition of the existing building planned as part of the works. Completion of the project is scheduled for the first quarter of 2030. Architectural planning has been commissioned from Prasch Buken Partner.
The site is centrally located directly next to Erkner railway station and borders the Flakenfließ federal waterway to the south. Its waterfront location offers a high quality of stay and creates a peaceful setting despite its urban location.

Erkner is located in the Oder-Spree district on the southeastern outskirts of Berlin and benefits from excellent connections to the capital. Berlin-Ostkreuz railway station can be reached by regional train in around 15 minutes. The site is also easily accessible by car via the Berlin Ring motorway (A10) and the surrounding federal roads.
Livory is responsible for the development of the site as Investment and Development Manager on behalf of an investment mandate from Henderson Park.
The site was previously acquired from Covivio.
