Livory Receives Planning Permission for Residential Development in Berlin-Lichtenberg

Real estate developer Livory has received planning permission for a residential development project at Lückstraße 31 in Berlin-Lichtenberg. The scheme will comprise four buildings with a total of 124 residential units, as well as a café on the ground floor of the front building.

With this project, Livory is helping to address Berlin’s urgent demand for housing while demonstrating how high-quality, sustainable and efficient urban development can be successfully delivered in a dense metropolitan environment. European construction and services company Goldbeck was integrated into the project at an early stage as partner and general contractor. Preparatory construction works have already commenced, with completion scheduled for the first quarter of 2028.

The architectural concept combines a conventionally constructed front building with three rear buildings developed using serial construction methods. This approach reflects the project’s specific site conditions: the rectangular plot layout is particularly well suited to the serial delivery of the rear structures. The result is a balanced combination of high construction quality, efficient execution and enhanced planning, cost and schedule certainty. Both construction methods meet high sustainability and quality standards.

The development will provide approximately 4.800 m² of residential space, complemented by around 70 m² dedicated to the planned café use. Almost every apartment will feature a private outdoor area in the form of a balcony, terrace or rooftop terrace. The landscaped outdoor areas are also designed to offer a high quality of stay, including playground facilities and shared communal spaces for future residents.

The project incorporates an energy and heating concept based on heat pumps. A WDVS-façade (external thermal insulation composite system), durable materials and low-maintenance construction methods are designed to ensure efficient building operations and keep operating costs low for residents.

Another key differentiator is the Livory fit-out standard, which combines high-quality, durable materials with residential comfort and sustainability. Features include floor-to-ceiling windows to maximise natural daylight and living quality, external solar shading to support energy efficiency, underfloor heating in combination with heat pumps, and premium bathroom fittings including towel radiators and rain showers.

The site is located in the Rummelsburg district of Berlin-Lichtenberg and benefits from excellent public transport connections. The nearby Nöldnerplatz suburban railway station and several bus lines ensure fast access across the city. At the same time, the surrounding area offers an attractive residential environment with local amenities, schools, daycare facilities and the nearby Rummelsburger See, providing a high level of recreational value.
