Real estate developer Livory has received the building permit for the residential development project on Schönensche Straße in the Berlin district of Pankow. A total of 140 modern rental apartments will be developed on the approximately 2,600 sqm site. Before construction of the superstructure begins, the existing building on the site will first be demolished. This will be followed by excavation works, with construction scheduled to commence over the course of 2026. Completion is planned for the second quarter of 2028.
The project comprises around 7,140 sqm of residential space. It includes seven above-ground floors, including the ground floor, as well as an additional three-storey garden building. The site is currently occupied by a vacant workshop building. With this project, Livory is transforming a former commercial site into modern residential space, thereby creating much-needed housing for the Berlin market.
The apartments range from compact one-bedroom units for singles to three-bedroom apartments for couples and young families. The average unit size is approximately 50 sqm, with around 75 percent consisting of efficiently designed two-bedroom apartments. Balconies and terraces, partially greened façades, and generous garden areas contribute to a high quality of living.
The buildings will be constructed to the Efficiency House 40 standard and will meet the requirements for DGNB Gold certification as well as the EU Taxonomy criteria for climate change adaptation. Heating will be provided entirely without fossil fuels via air-source heat pumps. In addition, photovoltaic systems will be installed, green roofs implemented, and a decentralized ventilation system with heat recovery integrated. A rainwater management system in the form of a retention-capable soakaway will be used to irrigate the garden areas. Hybrid external walls will contribute to a particularly sustainable building envelope.

The project is being developed in an established residential neighborhood in the district of Pankow, in close proximity to Prenzlauer Berg. The surrounding area offers short distances to shopping facilities, medical services, and a wide range of dining options. Public transport connections are highly attractive: the Stahlheimer Straße / Wisbyer Straße tram stop, the Vinetastraße U-Bahn station, and the Schönhauser Allee S- and U-Bahn station can all be reached within a few minutes. Via federal roads B96a and B109 as well as the A114 motorway, the project is also well connected by car to both the Berlin metropolitan area and the city center.
