Real estate developer Livory has received the building permit for a residential development on Osterfeldstraße in Hamburg. The project plans include a building with approximately 5,000 m² of residential space, complemented by around 2,300 m² of retail space on the ground floor.
The development comprises an above-ground gross floor area of roughly 10,000 m², as well as approximately 2,700 m² of underground space with 48 parking spaces.
The design is being carried out by pbp prasch buken partner architekten partG mbB. The façade concept is inspired by Hamburg’s characteristic brick architecture: red clinker brick, floor-to-ceiling windows, and balconies define the building’s appearance. A key focus is placed on the design of the outdoor areas, which are divided into variously structured open spaces, including a children’s playground and fitness facilities for adults.
DGNB Gold certification targeted
Livory is aiming for DGNB Gold certification for the project. In addition, the property will be constructed to the Efficiency House 40 standard (EH40), thereby meeting the requirements of the EU Taxonomy. The energy concept includes, among other features, photovoltaic systems and a heat pump.
A special feature of the project is a comprehensive biodiversity concept for the roof and open spaces, designed to preserve and promote biological diversity at the site over the long term. Through extensive and intensive green roofs, structurally diverse vegetation areas, biodiversity-enhancing modules, and the preservation of existing green structures, a wide range of habitats for flora and fauna will be created and sustainably safeguarded.
