Real estate developer Livory has laid the foundation stone for its YUNA residential project at Lückstraße 31 in Berlin-Lichtenberg. The site will comprise four buildings with a total of 124 residential units as well as a café. Completion and occupancy are scheduled for the first quarter of 2028.
Following the completion of the preparatory construction work, the foundation stone ceremony marks the beginning of the next phase of construction. The Europe-wide construction and services company Goldbeck is delivering the project as general contractor and was involved in the project planning at an early stage.

Combination of systematic and serial construction methods
Goldbeck is constructing all four residential buildings using its systematic construction method. Key building components are prefabricated industrially at the company’s own production facilities and then assembled on site to create individual buildings. This approach ensures cost efficiency and a fast construction pace. The three rear buildings will additionally use a serial construction principle: recurring design and building components are developed once and then used multiple times.
The chosen construction method takes into account the specific characteristics of the site: the rectangular shape of the plot is particularly well suited to the serial construction of the rear buildings.
The residential floor area will total 4,800 square meters, with an additional approximately 70 square meters for the planned café. Most of the apartments will feature a private outdoor area in the form of a balcony, terrace or rooftop terrace. The landscaped outdoor areas will also offer a high quality of amenity. Planned features include playgrounds and communal spaces for future residents.
High living comfort and sustainable energy concept
The project features an energy and heating concept based on heat pumps. A thermal insulation composite system façade, durable materials and a low-maintenance construction approach will help ensure efficient building operation and reduce operating costs for residents.
The apartments will be delivered in accordance with Livory’s fit-out standard. It combines high-quality, durable materials with comfort and sustainability. Features include floor-to-ceiling windows to provide abundant natural light, external solar shading to support energy efficiency, underfloor heating in combination with heat pumps, and high-quality sanitary fittings.
Urban living in Berlin-Rummelsburg
YUNA is being developed in Rummelsburg, a neighborhood in Berlin’s Lichtenberg district, and benefits from excellent public transport connections. The nearby Nöldnerplatz S-Bahn station and several bus routes provide convenient access. At the same time, the surrounding area offers well-developed infrastructure, including local shops, schools and daycare centers. Rummelsburger See, within walking distance, provides additional opportunities for recreation and leisure.
YUNA – A Livory Place
The project brand “YUNA – A Livory Place” reflects the qualities of the location: tranquility, water and clarity define the architectural concept and are intended to be reflected particularly in the open spaces and the high quality of amenity throughout the development. The name is derived from the Yuna tree, which symbolizes protection and retreat.
