Real estate developer Livory has received planning permission for a residential development in Erkner, Brandenburg. On the approximately 6,000 sqm site at Bahnhofstraße 5, the company plans to develop a new residential building with Real estate developer Livory has acquired a site of approximately 2,080 sqm in Berlin’s Lichtenberg district, currently occupied by a single-storey commercial building. During the GDR era, the site was home to an Intershop store; following German reunification, LIDL operated retail space on the property. Most recently, the building was used as a car repair workshop. Livory is now converting the former commercial site into much-needed residential space. Approximately 5,500 sqm of gross floor area (GFA) will be developed, comprising around 90 residential units. Planning permission has already been secured through a preliminary building permit.
The site is located in the east of the capital, between Friedrichshain and Marzahn. It comprises a single cadastral parcel on Eitelstraße in the so-called Weitlingkiez neighborhood. The area features a mix of renovated Wilhelminian-era buildings, modern residential developments and selected new-build projects. Berlin-Lichtenberg is considered a green and family-friendly district offering a high quality of life, while also being an established business location with excellent infrastructure. Quiet residential streets, schools, a sports stadium and numerous listed residential developments characterize the surrounding area.
Lichtenberg is served by the Lichtenberg railway station, which is within walking distance and provides excellent connections to Berlin’s public transport network. In addition to the U5 underground line (Hönow – Berlin Hauptbahnhof), the district offers several S-Bahn connections, including the S7/S75 to Wartenberg and Ahrensfelde, the S5 to Strausberg Nord and the S3 to Erkner, as well as an extensive tram and bus network. This location provides quick access to central Berlin while combining a quiet residential setting with urban infrastructure and excellent mobility.
With this acquisition, Livory is strategically expanding its presence in Berlin-Lichtenberg. In addition to acquiring the site on Eitelstraße, the company is currently developing YUNA, a residential project comprising 124 rental apartments on Lückstraße.

Livory was legally advised by the law firm POELLATH on the transaction. The purchase price has not been disclosed.
Livory is responsible for the development of the site as Investment and Development Manager on behalf of an investment mandate from Henderson Park.
