GBI submits building application for 12,000 m² mixed-use property on Osterfeldstrasse in Hamburg

The project, which is scheduled for completion in the fourth quarter of 2027, includes SMARTments brand apartments and retail space for a local supplier on the ground floor.

The property has a gross floor area of around 12,200 m². The plans include 218 apartments, which will be operated by SMARTments on a long-term basis. SMARTments is a leading provider of temporary living in Germany and belongs to the GBI Group. The project will be complemented by approx. 2,100 m² of retail space and 49 parking spaces. The architectural firm pbp prasch buken partner architekten partG mbB is responsible for the design, which features a modern brick and tile façade typical of the Hanseatic city.

Sustainability and energy efficiency are at the forefront of this project. The aim is to achieve DGNB Gold certification. In addition, the property will be built according to the Efficiency House 40 Standard (EHN40) and thus meets the requirements of the EU taxonomy.

The project is conveniently located on one of the busiest bus routes in Europe, with around 60,000 passengers using it every day. In addition, a subway connection to the nearby Siemersplatz is planned in the next few years.
